Development Snapshot
Development Overview
Peelers Yard brings a significant Manchester site into a new residential chapter. Originally built in 1872 as a combined police, fire and ambulance station, the building was Grade II listed in 1992. Following a fire in 2002, its chimney remained standing. It will now form the focal point of an eight-storey development of 82 homes.
The scheme combines the site’s surviving heritage with contemporary apartment living. Homes include one and two-bedroom apartments, mezzanines and duplexes. Selected residences include private terraces, while integrated kitchen appliances support practical day-to-day contemporary living.
Residents will have access to a shared amenity and dining space, communal courtyard, peak-hours concierge, parcel store and cycle storage. The varied layouts and relatively limited number of homes are designed to offer choice across different resident needs, from city-centre professionals to sharers and couples seeking more internal space.
Perfectly positioned between Ancoats and the Northern Quarter, Peelers Yard sits close to Mackie Mayor food hall, with Piccadilly and Victoria stations within walking distance. The scheme also neighbours major employment and regeneration activity, including Manchester Digital Campus, NOMA and Victoria North.
Construction has reached level eight, with the frame topped out. Completion is currently anticipated in Q3 2027. For investors, Peelers Yard combines a defined historic identity, a broad mix of apartment types and a location connected to established neighbourhoods and ongoing city-centre change.

Why Choose This Area?
Manchester is the UK’s largest regional economy outside London, with a long-established commercial base spanning Spinningfields, MediaCityUK and a growing technology sector. The Manchester-Liverpool region ranks among Europe’s established startup ecosystems, while Greater Manchester’s economy exceeded £100 billion in 2025.
Growth is supported by major employment, infrastructure and regeneration activity. EY forecasts Manchester as the UK’s third-fastest-growing city by GVA between 2024 and 2026, while the £1 billion Good Growth Fund aims to support projects expected to create around 22,000 jobs and nearly 3,000 homes.
For property investors, this expanding employment base, ongoing regeneration and established appeal to renters provide a clear foundation for sustained housing demand.

I had an extremely positive experience purchasing two properties using 365 invest.
Ryan looked after me from the start of the process to the end. He was not only very knowledgeable and friendly but also always available for any questions I had.
I can’t speak highly enough of my experience and would highly recommend both 365 and Ryan. I will certainly be back again as my profits increase, I certainly wouldn’t go anywhere else.
Thanks to Ryan for all his support and help.
