How We Work
End to End Solution
01 – PROPERTY DETAILS: 365 Invest is totally transparent and shares everything with you from the outset including the exact property location, plans, full build specifications, property and development sizes, pricing and building warranty included.
02 – PLANNING PERMISSION: We check that full planning permission has been granted and all necessary paperwork has been submitted by the developer. All of this information is readily available for you and your legal team and solicitors to look over.
03 – CONSTRUCTION: We provide the main contractors details along with all the information for the architects, quantity surveyors, engineers and any other main contacts that you should be aware of. The full build schedule is also made available and you will be given regular construction updates by photos or videos.
04 – REGENERATION: We will identify all nearby regeneration schemes, whether public or private and transport improvements to the area and how these will positively affect the value of your purchase.
05 – TENURE: We clearly detail if the development is freehold or leasehold. If the development is leasehold then we ascertain the length of the lease. These are extending in the UK to 250 years, and the ground rent has recently been abolished.
06 – DEVELOPER CHECKS: We fully check and provide all due diligence on the developers and their track record developing similar projects to the one you are interested in. Researching the development, we also provide information on who owns the development land.
07 – INVESTOR PACKAGE: We provide a full breakdown of rental forecasts and market capital appreciation potential, local housing supply and demand, letting costs, the reservation and purchasing process, mortgage and insurance options and similar properties for sale and to let nearby for comparable purposes.
08 – MORTGAGES: We will provide suitability analysis and recommendations of mortgage brokers with access to all competitive finance and lenders in the UK.
09 – LEGAL: We recommend solicitors, estimated purchase costs including stamp duty, contracts pack, land registry title deeds and any other associated costs so you know from the outset exactly what the complete purchase will cost you.
10 – FULL MANAGEMENT SERVICE: From helping you to rent out your property, we detail who the recommended lettings and management agency is and what costs are involved in renting as well as applicable service charges. We also offer all inclusive furniture packs and can eventually help you to sell your property investment, as and when, to our database of international investors.
